Manufactured and mobile homes are built differently than site-built houses — from the foundation and tie-down systems to the plumbing and electrical layout. Tiny homes often pack full home systems into unconventional spaces, sometimes on trailers, with unique ventilation and moisture challenges. Log homes bring their own considerations entirely: settling, chinking and sealant condition, moisture intrusion, and wood-specific pest and rot issues that a typical home inspection doesn't cover.

• HUD compliance markers and data plate verification

• Plumbing and electrical systems specific to manufactured housing

• Roof and seam condition

• Structural integrity, especially on trailer-mounted units

• Ventilation and moisture control in compact spaces

• Electrical and plumbing systems scaled for tiny-home use

• Loft, stair, and space-saving structural elements

• Insulation and weatherproofing

Log Homes

• Log condition: checking, settling, and structural integrity

• Chinking and sealant condition

• Moisture intrusion and wood rot

• Pest damage (carpenter ants, wood-boring insects)

• Roof, gutter, and drainage systems as they relate to log preservation
